Why we love it
We were drawn to Monroe Square for the same reason Hyde Park residents have always been drawn to 38th & Speedway: it's one of those rare corners that already feels like the center of something. Four bungalows, a mature tree canopy, and decades of neighborhood energy — this isn't a blank canvas; it's a place with a personality. Our job is to protect that and build on it.
The tenant mix we're assembling reflects the block's creative, community-first character: a neighborhood café from one of Austin's most respected bakers, a boutique fitness studio, and a curated collection of local retailers. We're not importing a brand — we're giving the neighborhood's existing culture a permanent home.
